These Terms of Service ("Terms") govern your access to and use of FlipHunter, operated by Loan Graphs LLC ("FlipHunter," "we," "us," or "our"), available at fliphunter.ai and related applications (the "Service"). By creating an account or using the Service, you agree to be bound by these Terms and our Privacy Policy. If you do not agree, do not use the Service.

By using the Service, you represent and warrant that you meet all eligibility requirements. We reserve the right to terminate accounts that do not comply.
You agree to provide accurate, complete, and current information when creating and maintaining your account. Impersonating another person or entity is strictly prohibited.
You are responsible for maintaining the confidentiality of your password and for all activity that occurs under your account. Notify us immediately at legal@fliphunter.ai if you suspect unauthorized access.
Each individual or entity may maintain only one account. Creating multiple accounts to circumvent restrictions, bans, or subscription limits is prohibited.
You agree to use the Service only for lawful purposes. The following are strictly prohibited:
Deal listings on FlipHunter are posted by third-party wholesalers, not by FlipHunter. We do not independently verify the accuracy, completeness, legality, or suitability of any listing.
FlipHunter expressly disclaims any warranty regarding the accuracy of deal information, including but not limited to property details, pricing, assignment fees, ARV estimates, rehab costs, or availability. Listings may contain errors, omissions, or outdated information.
You are solely responsible for conducting your own due diligence before making any offer, purchase, or investment decision based on information found on the Service. FlipHunter strongly recommends independent property inspections, title searches, and consultation with licensed real estate and legal professionals.
FlipHunter is a technology marketplace, not a licensed real estate broker, agent, or dealer. Nothing on the Service constitutes real estate brokerage, financial advice, investment advice, or legal advice.
By connecting your Gmail account or forwarding emails to your @deals.fliphunter.ai address, you expressly consent to:
We make commercially reasonable efforts to access only emails that appear to be real estate deal notifications. We do not intentionally access personal, financial, or non-real-estate emails. You may revoke consent and disconnect Gmail or stop forwarding at any time from your account settings.
Wholesalers with API access are subject to the following additional terms:
API Keys: API keys are personal, non-transferable, and may not be shared, resold, or distributed. You are responsible for all activity conducted under your API key.
Rate Limits: API usage is subject to rate limits as specified in our API documentation. Exceeding rate limits may result in temporary suspension of API access.
Accuracy of Listings: Wholesalers are solely responsible for the accuracy, legality, and completeness of deals submitted via API. Submitting false, misleading, or fraudulent listings is grounds for immediate account termination.
Removal of Listings: FlipHunter reserves the right to remove, modify, or flag any listing that is inaccurate, flagged by the community, or violates these Terms — without prior notice.
FlipHunter offers a community-driven deal-flagging system ("Daisy Chain Flags") that allows users to report deals suspected of being excessively re-wholesaled or inaccurate.
Referral Tracking: We use cookies and unique referral links to attribute new sign-ups to referring users. Referral attribution is valid for 30 days from first click.
No Self-Referrals: Referring yourself — or using a secondary account, a family member's account, or any deceptive means — to earn referral rewards is strictly prohibited and constitutes fraud.
Program Modifications: FlipHunter reserves the right to modify commission rates, eligibility criteria, or terminate the affiliate program at any time, with or without notice, for any or no reason.
Payout Conditions: Affiliate payouts are subject to a minimum threshold and verification period as specified in the affiliate program documentation. Payouts may be withheld pending fraud review.
FlipHunter and all of its content, features, and functionality — including but not limited to software, source code, design, graphics, logos, trademarks, and text — are owned by Loan Graphs LLC and protected by copyright, trademark, and other intellectual property laws. You may not reproduce, distribute, or create derivative works without our express written consent.
By submitting content to the Service — including deal listings, flags, comments, or profile information — you grant FlipHunter a non-exclusive, worldwide, royalty-free, sublicensable license to use, display, reproduce, and distribute that content as necessary to operate and improve the Service. You represent that you have the right to grant this license.
AS-IS SERVICE. THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, OR NON-INFRINGEMENT.
NO DEAL ACCURACY WARRANTY. FLIPHUNTER MAKES NO REPRESENTATIONS OR WARRANTIES THAT ANY DEAL LISTING IS ACCURATE, COMPLETE, CURRENT, OR AVAILABLE. DEAL INFORMATION IS PROVIDED BY THIRD PARTIES AND FLIPHUNTER IS NOT RESPONSIBLE FOR ITS ACCURACY.
NOT PROFESSIONAL ADVICE. NOTHING ON THE SERVICE CONSTITUTES FINANCIAL, INVESTMENT, LEGAL, OR REAL ESTATE ADVICE. YOU SHOULD CONSULT QUALIFIED PROFESSIONALS BEFORE MAKING ANY INVESTMENT DECISION.
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL FLIPHUNTER, LOAN GRAPHS LLC, OR THEIR OFFICERS, DIRECTORS, EMPLOYEES, AGENTS, OR SERVICE PROVIDERS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES — INCLUDING LOST PROFITS, DATA LOSS, BUSINESS INTERRUPTION, OR LOSS OF GOODWILL — ARISING OUT OF OR IN CONNECTION WITH YOUR USE OF THE SERVICE, WHETHER BASED ON CONTRACT, TORT (INCLUDING NEGLIGENCE), STRICT LIABILITY, OR ANY OTHER THEORY, EVEN IF FLIPHUNTER HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
OUR TOTAL LIABILITY TO YOU FOR ANY CLAIMS ARISING FROM OR RELATING TO THESE TERMS OR THE SERVICE SHALL NOT EXCEED THE GREATER OF (A) THE AMOUNTS YOU PAID US IN THE TWELVE (12) MONTHS PRECEDING THE CLAIM, OR (B) ONE HUNDRED U.S. DOLLARS ($100.00).
You agree to defend, indemnify, and hold harmless FlipHunter, Loan Graphs LLC, and their officers, directors, employees, contractors, and agents from and against any claims, liabilities, damages, judgments, awards, losses, costs, expenses, or fees (including reasonable attorneys' fees) arising out of or relating to your violation of these Terms, your use of the Service, your user-submitted content, or your violation of any third-party rights.
FlipHunter reserves the right to suspend, restrict, or permanently terminate your account and access to the Service at any time, with or without notice, for any reason, including but not limited to:
Upon termination, your right to access the Service immediately ceases. Provisions of these Terms that by their nature should survive termination (including disclaimers, limitation of liability, indemnification, and dispute resolution) will continue to apply.
These Terms are governed by and construed in accordance with the laws of the State of Arizona, without regard to its conflict of law principles. You consent to the exclusive jurisdiction of the courts located in Maricopa County, Arizona for any disputes not subject to arbitration under Section 16.
Before initiating formal arbitration, you agree to contact us at legal@fliphunter.ai and describe the dispute. We will attempt in good faith to resolve the issue within 30 days.
If informal resolution fails, any dispute, claim, or controversy arising out of or relating to these Terms or the Service shall be resolved by binding arbitration under the rules of the American Arbitration Association (AAA), conducted in Maricopa County, Arizona. The arbitrator's decision shall be final and binding and may be entered as a judgment in any court of competent jurisdiction.
YOU AND FLIPHUNTER AGREE THAT EACH MAY BRING CLAIMS AGAINST THE OTHER ONLY IN AN INDIVIDUAL CAPACITY, AND NOT AS A PLAINTIFF OR CLASS MEMBER IN ANY PURPORTED CLASS OR REPRESENTATIVE PROCEEDING. You waive any right to participate in a class action lawsuit or class-wide arbitration.
Either party may seek injunctive or other equitable relief in court to prevent actual or threatened infringement of intellectual property rights.
We reserve the right to update these Terms at any time. When we make material changes, we will notify you by email at the address associated with your account and update the "Last Updated" date at the top of this page. Your continued use of the Service after the effective date of any revised Terms constitutes your acceptance of the updated Terms. If you do not agree with the revised Terms, you must stop using the Service.
Entire Agreement: These Terms, together with our Privacy Policy, constitute the entire agreement between you and FlipHunter regarding the Service and supersede all prior agreements.
Severability: If any provision of these Terms is found to be unenforceable, the remaining provisions will continue in full force and effect.
No Waiver: Our failure to enforce any right or provision of these Terms will not be considered a waiver of those rights.
Assignment: You may not assign or transfer these Terms or any rights or obligations hereunder without our prior written consent. We may assign these Terms without restriction.
