FlipHunter is operated by Loan Graphs LLC ("we," "us," or "our"). This Privacy Policy explains how we collect, use, disclose, and protect your information when you use FlipHunter at fliphunter.ai and any related applications (the "Service"). By using the Service you agree to the practices described in this policy.
FlipHunter is a real estate wholesale deal marketplace. Investors browse wholesale deals; wholesalers post and distribute deals. The platform includes AI-powered email ingestion that reads deal-related emails sent to or forwarded through the Service, extracts property data, and presents structured listings. FlipHunter is not a licensed real estate broker or agent.
When you register, we collect your name, email address, password (stored as a one-way hash — never plaintext), and phone number. This information is required to create and secure your account.
To personalize your experience, we collect your role (investor or wholesaler/realtor), company name, and your buy-box criteria: target ZIP codes, minimum/maximum price ranges, property types, and other investment preferences you choose to provide.
We collect information about how you interact with the Service, including deal views, search queries, properties saved to favorites, and affiliate referral activity. This helps us improve the platform and deliver relevant deal recommendations.
If you connect your Google/Gmail account, we request the gmail.readonly scope — read-only access only. We do not write, send, modify, or delete any emails. Our system scans your inbox solely to detect emails that appear to be real estate deal notifications.
Our use of Google user data complies with the Google API Services User Data Policy, including the Limited Use requirements.
As an alternative to Gmail integration, you may forward deal emails to your personal @deals.fliphunter.ai forwarding address. The same parsing rules apply: we extract property data only; raw email content is deleted after extraction. You can stop forwarding at any time simply by ceasing to use your forwarding address.

When an authenticated investor unlocks a deal, the wholesaler's contact information (name, phone, email) is disclosed so that parties may connect. By posting a deal, wholesalers consent to this disclosure.

In the event of a merger, acquisition, or sale of assets, your information may be transferred as part of that transaction. We will notify you before your data is subject to a materially different privacy policy.
FlipHunter's use of data obtained from Google APIs is limited to the practices disclosed in this Privacy Policy. Specifically:
Account & profile data: Retained while your account is active. Deleted within 30 days of a verified account deletion request.
Email content (Gmail / forwarded): Raw email body and metadata are deleted immediately after structured property data is extracted, typically within seconds.
Extracted deal data: Retained for the duration of the deal's life on the marketplace, or until you remove it.
Usage / analytics data: Aggregate and anonymized analytics may be retained indefinitely.
OAuth tokens: Encrypted and retained while integration is active. Deleted immediately upon disconnection.
We implement industry-standard security measures to protect your information:
No method of transmission or storage is 100% secure. While we strive to protect your information, we cannot guarantee absolute security. You are responsible for maintaining the confidentiality of your account credentials.
You may access and update most of your personal information directly within your FlipHunter account settings.
You may request deletion of your account and associated personal data by emailing privacy@fliphunter.ai. We will process your request within 30 days, subject to legal retention obligations.
You may disconnect your Gmail integration at any time from FlipHunter Settings → Integrations, or by revoking access at myaccount.google.com/permissions. Disconnecting immediately revokes our access; any stored OAuth tokens are deleted.
You may opt out of non-transactional marketing emails by clicking "Unsubscribe" in any marketing email or updating notification preferences in your account settings.
If you are a California resident, you have the following rights under the California Consumer Privacy Act (CCPA):
You may request disclosure of the categories and specific pieces of personal information we have collected, the sources, our purposes for collecting it, and the categories of third parties with whom we share it.
You may request deletion of personal information we have collected from you, subject to certain exceptions (e.g., completing a transaction, complying with a legal obligation).
We do not sell personal information. If this practice ever changes, we will update this policy and provide a "Do Not Sell My Personal Information" link as required.
We will not discriminate against you for exercising any of your CCPA rights.
To exercise any California rights, email privacy@fliphunter.ai with "CCPA Request" in the subject line. We will respond within 45 days as required by law.
The Service is not directed to children under the age of 18. We do not knowingly collect personal information from minors. If you believe a minor has provided us with personal information, please contact us at privacy@fliphunter.ai and we will delete it promptly.
We may update this Privacy Policy from time to time. When we make material changes, we will notify you by email (at the address associated with your account) and update the "Last Updated" date at the top of this page. Your continued use of the Service after the effective date of the revised policy constitutes your acceptance of the changes.
